The residence is set in a pedestrian area inside a courtyard, directly above a restaurant. The famous Promenade des Anglais is 500 metres away, and the beach, shops, bars and restaurants are all within a few minutes' walk. The Opéra is a seven-minute walk and Nice Cathedral is 750 metres away. Nice Train Station is 1 km away; the airport is a 15-minute drive. A tram stop is a two-minute walk, providing quick access across the city and to the airport. The courtyard setting helps reduce street noise, though the restaurant below generates some sound from diners and early-morning deliveries.

All units are located on the third floor accessed only by stairs. Each apartment or studio has its own theme (Japanese, Nature, Nice, Tribal) and includes a flat-screen TV, free Wi-Fi, a private bathroom with shower or bath, and a fully equipped kitchen with hotplates, microwave, electric kettle and washing machine. Some units feature a private terrace, hot tub, balcony, or a mezzanine sleeping area. A queen-size bed is standard; twin beds can be arranged on request. An additional sofa bed is available free of charge. Air conditioning is provided, though in some rooms it may only reach the entrance area, making sleeping uncomfortable on hot nights. Road-facing rooms and those above the restaurant may experience noise from the restaurant and deliveries. The level of upkeep and cleanliness has been noted as inconsistent. Units can feel compact, especially those with a mezzanine, and the staircase to the mezzanine is narrow and steep. Light sleepers should consider requesting a room without a restaurant below.

There is no restaurant or breakfast service provided by the property. Each unit comes with a fully equipped kitchen (hotplates, microwave, oven in some, kettle, toaster, washing machine) making self-catering straightforward. Many shops, bars and restaurants are within a few minutes' walk, including sushi, Italian, and gelato options within 300 metres. A restaurant is located in the courtyard of the building; it generates some noise from diners and early-morning deliveries, but offers a convenient dining option just steps away.

The property does not have a swimming pool, spa, or wellness centre. A few themed apartments (e.g. the Nature duplex) feature a private hot tub, providing a personal relaxation option. The beach and Promenade des Anglais are a five-minute walk away, offering swimming, sunbathing and coastal walks.

Wi-Fi is free in all areas. Luggage storage is available before check-in and after check-out. Express check-in/out and private check-in/out are offered. There is no on-site parking; the nearest public parking is at Parking Masséna (one minute walk, paid). Pets are allowed on request at no extra charge.
