The guesthouse lies in a quiet neighbourhood, a 7-minute walk from Otsuka Station (JR Yamanote Line) which connects directly to Shinjuku, Shibuya, and Tokyo Station without transfers. Ikebukuro Station and the Sunshine City complex are a 10-15 minute walk away. Haneda Airport is 27 km from the property. Within a 2-minute walk you'll find Otsukadai Park, and convenience stores (7-Eleven, FamilyMart) and supermarkets are within 3 minutes on foot. Several restaurants and ramen shops are also within a 500-metre radius. The area is well-suited for walking, cycling (bike rental nearby), and using the traditional Toden-Arakawa tram line for a different experience.

Each air-conditioned suite has a private entrance and soundproof walls. The bedroom area includes a comfortable double or twin bed (often described as soft by local standards), a wardrobe, and a sofa bed that can serve as an extra sleeping option for a child. The bathroom is generous, with a walk-in shower, bidet, hairdryer, and free toiletries. The kitchenette area is equipped with a refrigerator, microwave, electric kettle, tea and coffee maker, and basic utensils. A dining table/work desk with a chair allows for casual eating or remote work. The suites also feature a flat-screen TV with Netflix, Prime Video, and Disney+, and offer plenty of floor space to open two large suitcases. Cleaning and maintenance are thorough, and the property feels fresh and well-maintained.

There is no restaurant or breakfast service at the guesthouse. Each suite is equipped with a microwave, refrigerator, electric kettle, tea and coffee maker, and basic cutlery and dishes, allowing you to prepare simple meals and hot drinks. Free instant coffee and tea are provided. A mini-market in the lobby (honesty box) sells bottled water and snacks. Convenience stores and a supermarket are within a 3-minute walk, offering fresh groceries, ready-to-eat meals, and drinks. Several ramen, Chinese, and Japanese restaurants are within 300-500 metres, and the nearby Otsuka and Ikebukuro areas have extensive dining options.

The guesthouse has an elevator giving step-free access to all rooms. WiFi is free throughout the suites. Luggage storage is available if you arrive before the 14:00 check-in or leave after the 10:00 check-out. A coin laundry is located on the corner.
