The apartment is located in Tokyo city centre, with Koizumi Yakumo Memorial Park a 2-minute walk away and Meotogi Shrine 300 metres from the property. JR Shin-Okubo Station and Higashi-Shinjuku Station are both about a 5-minute walk, providing direct access to Shinjuku and central Tokyo lines. The immediate area is filled with Korean and Japanese restaurants, convenience stores, Daiso, Matsumoto Kiyoshi and Don Quixote. Shinjuku station is a 20-minute walk, and the walk to the main Shinjuku hub is about 30 minutes on foot. The neighbourhood is active both day and night, particularly on the main street where the atmosphere can be lively late into the evening.

Room types include family rooms and quadruple rooms, all with a private bathroom (shower, hairdryer, toilet), a fully equipped kitchen (refrigerator, microwave, stove, electric kettle, dishes, pots, kitchenware), a washing machine, a seating area, a flat-screen TV with internet streaming capability, and heating. Some units offer a separate lounge area, bunk beds, or extra futons, and many feature city views from a balcony. The property is soundproofed, but some rooms face a busy main street which can be noisy at night. The condition of the units varies: some are modern and clean, while others have reported issues such as worn furniture, mould in the bathroom, or minor maintenance needs. The space is considered generally spacious for central Tokyo, especially for groups or families.

This property does not have a pool, spa, gym or other leisure amenities. The surrounding neighbourhood of Shin-Okubo and the short walk to Shinjuku provide ample leisure opportunities, from late-night dining and karaoke to shopping, parks (Koizumi Yakumo Memorial Park is a 2-minute walk) and cultural sites such as Meotogi Shrine and Zenryu-ji Temple.
