The guesthouse is located on Leith Walk, a main road with shops, cafes, pubs and supermarkets. The tram stop (Balfour Street) is a 5-minute walk and provides direct service to the city centre (3-4 stops) and Edinburgh Airport. Holyrood Park and Arthur's Seat are a 30-minute walk away. Free on-street parking is available outside the property, but has a 4-hour maximum stay, so longer-stay visitors should park on nearby side streets (10-minute walk) free of charge. The area is well-served by buses, making it easy to reach the Playhouse, football grounds and other venues without a car.

Each room includes an electric kettle, free toiletries, and a hairdryer. Some superior rooms have a DVD player and a work desk. The property has no lift and some rooms are located in the basement, which have small windows and limited natural light. The heating is centrally controlled and often on full, so rooms can become uncomfortably warm, even on mild days. Windows open in some rooms, but not all. The building does not have air conditioning. Many rooms have a double bed that is narrow and short, with hard mattresses and thin pillows. Some rooms have a private bathroom with a shower; one double room has a bathtub. The quad room (basement) has no usable windows. Room choice matters significantly, as the basement and ground-floor rooms tend to be darker and noisier. Rooms on the first floor are generally preferred for light and quiet. The property's original Victorian decorative features remain, but carpets, furniture and bathrooms are noticeably worn.

Breakfast is not available on site, nor is there any meal service. The property has a microwave at reception for guest use. Leith Walk, a 5-minute walk away, has numerous cafes, restaurants, pubs and supermarkets, including Casa Amiga, The Brass Monkey and the Silver Bowl, all within 0.5 km. Tea and coffee-making facilities are provided in each room, with supplies restocked daily. There is no bar or room service.

Leisure options are limited to the surrounding neighbourhood. Holyrood Park and Arthur's Seat are a 30-minute walk away, offering hiking and views over Edinburgh. The property is also within walking distance of Leith's waterfront and various independent shops.

The property offers free Wi-Fi throughout, though speeds can be slow in basement rooms. Daily housekeeping is provided, including towel changes only when left on the floor. Luggage storage is available free of charge before check-in and after check-out. A tour desk and fax/photocopying are also available. The reception is staffed 24 hours, but late arrivals after 22:00 pre-booked are possible, using a self-check-in process after contacting the number on the door.
