Piazzale Roma, the bus terminal connecting to Marco Polo Airport, is a 10-minute walk, making arrival with luggage straightforward. The area is lively but not as crowded as the main tourist routes, providing a good balance of access and calm. Walking to most major sights - St Mark's Square, Rialto Bridge, the Grand Canal - takes 10 to 20 minutes, and the train station is within easy reach for day trips.

Rooms are large by Venetian standards, with high ceilings and authentic period furnishings. Some rooms overlook the San Polo or Sant'Agostin canals; others face adjacent buildings or the street. All rooms include air conditioning, heating, soundproofing, a minibar, and a private bathroom with hairdryer. The quadruple rooms consist of two separate rooms with a shared entrance, each with its own private bathroom. The property has no lift and no rooms with a balcony.
