The property occupies the thinnest part of the island, placing the Banana River at the back and the public beach just a two-minute walk across the road. Patrick Air Force Base is 8 minutes away by car, Cocoa Beach Pier 14 minutes, and Kennedy Space Center Visitor Complex 45 minutes north (42 km). Orlando International Airport is 86 km (about an hour's drive). The surrounding area is quiet and removed from the downtown crowds; dining options within walking distance include Taco City, Squid Lips, and Fat Snook, while a short drive leads to more Cocoa Beach restaurants and shops. Uber to the downtown area is approximately 20 USD.

Rooms are modern, clean, and spacious, with comfortable beds, plenty of pillows, and contemporary bathrooms with walk-in showers. Some suites offer separate living areas, a second half-bath, and a private terrace or patio with river views. All units include air conditioning, heating, a flat-screen TV with cable, free WiFi, a tea and coffee maker, and a kitchenette with a full-size refrigerator, microwave, and coffee station. Select rooms have a stovetop, dishwasher, and full cookware. Upper-floor rooms with pool views and the top-floor sunset suite are available. Rooms facing the road are effectively soundproofed, so street noise is minimal. Handicap-accessible rooms are available in the Family Double Queen category but should be confirmed at booking. The property is a walk-up layout with a lift to the upper deck.

Free kayaks and canoes are available for use from the property's dock on the Banana River. Fishing is permitted from the dock and along the seawall (a fishing license is required). The rooftop terrace offers elevated seating with views over the river and is a popular spot for watching sunsets. The property also has a private dock with Adirondack chairs, hammocks, and a gazebo extending over the water. Beach equipment such as chairs, umbrellas, boogie boards, and coolers are available for complimentary use. There is no spa or jacuzzi on site.

WiFi is available throughout the property at no charge. Parking is free and on-site but limited to registered guests; reservation is not needed. Long-term or cruise parking is not permitted. Contactless check-in via coded locks allows arrivals at any time after 15:00.
