Nice-Ville Train Station is a 5-minute walk, providing direct regional and airport connections. The beach (Plage du Centenaire) is about 16 minutes on foot, and the Promenade des Anglais is a 20-minute walk. MAMAC and Castle Hill are both within 2 km. The surrounding area is lively with shops, supermarkets, and numerous dining options within 0.5 km. The building's entrance and stairwell are shared with residential tenants, and the lift does not operate from the ground floor - one flight of stairs is required to access it.

Rooms are compact but efficiently designed, featuring high ceilings, tiled floors, and large windows. Each unit includes a private bathroom with a shower and hairdryer, though the bathroom door is transparent glass with a gap at top and bottom, offering limited privacy. Dining areas are provided with a table and chairs. Double rooms sleep 1-2 on a double or two twin beds (can be separated on request). Family rooms sleep up to 3 with three single beds. Storage is limited - a small wardrobe with 5 hangers. The rooms are very quiet internally, with good soundproofing from neighboring units. Air conditioning is effective and adjustable, and heating is available. Some rooms have windows that can be opened. The bed can feel soft and the pillow is square-shaped, similar to a couch cushion, which may not suit all sleepers.

Each room is equipped with an electric kettle and a Nespresso-style coffee machine with initial supplies of coffee pods and tea bags. A small refrigerator is also provided. For meals, the location is surrounded by numerous cafes and restaurants within a 3-minute walk. A large supermarket is just around the corner for self-catering supplies. There is no communal dining area or kitchen facilities available to guests.

The property does not have a pool, gym, spa, or leisure facilities. Guests can walk to the beach (16 min) or explore the Promenade des Anglais. Boating opportunities are available in the surrounding area. The nearby train station provides easy day trips to Cannes, Monaco, and other coastal towns.
