The residence sits in a quiet neighbourhood within a 5-minute walk of the Saint-Roch tram stop, connecting directly to the city centre (15 minutes) and Nice Airport (45 minutes by tram). Nice Riquier train station is 10 minutes on foot, providing easy regional connections to Monaco, Eze, and Menton. The area includes a bakery, supermarkets, and several restaurants within 300-500 m. The Nice Vauban bus station is 8 minutes away by foot. Free on-street parking is available but may require a short search; private parking at 15€/day can be reserved on site.

Units range from double studios (max 2 adults) to family studios with a double bed and sofa bed (max 3 adults). Rooms feature air conditioning, soundproof walls, a private bathroom with walk-in shower, and a fully equipped kitchenette (stovetop, oven, microwave, refrigerator, electric kettle, Nespresso machine - pods not included). Most studios offer a terrace or balcony with mountain or neighbourhood views. Some rooms overlook the back garden for added quiet; road-facing units may hear street noise. Beds are standard double size and have a foam mattress; some rooms use sofa beds. The building has a lift. Storage is limited, and some rooms lack bedside tables or hooks for towels. While the accommodation is functional, interior finishes are basic and wear is visible on furniture. For more space and comfort, higher-floor units with mountain views are recommended.

Each apartment includes a kitchenette with a stovetop, microwave, refrigerator and basic cookware for preparing meals. A boulangerie 100 m away opens at 6 a.m., offering fresh bread and pastries. A Carrefour supermarket, Lidl, and a local vegetable market are all within 5 minutes on foot. Several restaurants and pizzerias are located within 300-500 m. Breakfast is not provided or served on site.

Each studio includes a private balcony or terrace with seating, providing a quiet outdoor space for dining or resting. The area is suitable for walking, and the beach is accessible via tram or a 15-minute ride. No on-site spa, pool, or gym is available.

WiFi is free throughout and reported to be reliable. A self-check-in terminal at the entrance operates from 3 p.m. to 6 a.m., with luggage storage available from 9:30 a.m. at the property office. A laundry room on the ground floor offers a washing machine (5€) and dryer (3€). An iron and ironing board are available in the laundry room. Public transport connections are excellent. Services include a 24-hour front desk (via terminal), express and private check-in/out, and invoice provision. Private parking costs 15€/day; free street parking is available nearby.
