The immediate area is a lively, authentic neighbourhood with bakeries, restaurants, and a supermarket within a few minutes' walk, though the entrance is via a narrow alley (sottoportego) which feels quiet and secluded. For travel by foot, most central sights are reachable in 20-30 minutes; the train station proximity makes arrival and departure straightforward.

The property offers one-bedroom and two-bedroom apartments. Kitchens include an oven, microwave, coffee machine, electric kettle, and cookware. Bedrooms have flat-screen TVs, iPod docking stations, and parquet floors. In one-bedroom apartments, the private bathroom is located across the hallway (3 metres from the bedroom door) and is not en-suite; a key is provided and no other guests have access. Some apartment configurations have en-suite bathrooms. All apartments are individually furnished; some units show wear such as frayed bed upholstery or older fixtures, while others are well-maintained. Heating is available, and the building is on the first floor with no lift. The two-bedroom apartment is on the first floor; one one-bedroom apartment is on the ground floor.
