RESIDENCIA UNIVERSITARIA RESA LA CONCEPCION, Valencia

The property sits next to Mestalla Football Stadium and is 1 km from the Cathedral. Facultats Metro Station is within a 5-minute walk, linking to the city centre and airport. Bus routes also serve the area, with a 20-minute ride to the beach. The historic centre is a 25-minute walk through a pleasant neighbourhood lined with bars, cafés and supermarkets. For drivers, free street parking is available around the stadium or a paid 24-hour private garage, Parkin Chile, is nearby. The neighbourhood is generally quiet, though rooms facing the main road may hear street noise.

Each studio is self-contained with a private bathroom (shower), kitchenette (microwave, fridge, electric hob), desk, wardrobe and flat-screen TV. Bed configurations are single, double or twin. Some studios open onto a small balcony - often with a view of the stadium. Air conditioning is standard and works effectively. The rooms are compact and functionally furnished rather than spacious or design-led. Road-facing studios can pick up street noise; internal-facing rooms are typically quieter. The bed in single rooms measures 90 cm wide.

Breakfast is a continental buffet served in a separate area. It is not included unless selected with the rate - a walk-in cost of €3.15 applies for those who want it on the day. The selection is basic: bread, pastries, coffee and juice. There is no lunch or dinner service, so the private kitchenette in each studio is useful for preparing meals. Several bars and cafés are within a 5-minute walk, and a Mercadona supermarket is two blocks away.

The basement houses a free fitness centre with cardio and weight equipment, open to all residents. A games room offers a pool table and table tennis. The terrace is available for outdoor use, though renovation works may occasionally restrict access. There is no pool or spa. Laundry facilities are in the basement (€2.50 per cycle) and a vending machine provides snacks and drinks.

Services include free Wi-Fi throughout, 24-hour front desk, luggage storage, and a tour desk. Daily housekeeping operates on weekdays only; towels and bed linen can be changed on request. Laundry is available for a fee. A lift serves all floors, and the property is accessible for wheelchair users with grab rails in some bathrooms. Cots are available on request. A concierge service and fax/photocopying are offered at an additional charge. Key card access and CCTV provide security. No pets.
