The property sits on a central street next to the Descalzas Reales Monastery. Callao Metro Station is 150 metres away, linking to the rest of the city. Most major sights-Plaza Mayor (400 m), Puerta del Sol (300 m), the Royal Palace (300 m), and Gran Vía-are all within a short walk. The surrounding streets are lively with many bars, restaurants, and shops, although the area can be very noisy late into the night, especially on weekends, due to nearby pubs and clubs. The building is on a road that can have heavy foot and vehicle traffic, so light sleepers should plan accordingly. The neighbourhood is generally safe and well-connected by metro and bus, making a car unnecessary for most visitors.

Guests can choose between studios (some with a separate upstairs sleeping area) and one-bedroom apartments. All units are air-conditioned and include a private entrance, soundproof walls (double-glazed), a seating area, a flat-screen TV with satellite/cable channels, and parquet flooring. Kitchens are equipped with a stovetop, refrigerator, microwave, kettle, and cookware. Some apartments feature a duplex layout with the bed on a mezzanine level-note that the stairs to the upper level can be steep. Rooms are generally spacious for the city centre, but several factors require attention: windows on the lower floors offer little sound insulation against street noise, and the ground-floor studios can be very dark. The windows also let in considerable light, so blackout curtains are not provided. Beds are comfortable, but some have noted the mattress firmness and pillows as basic. There is no balcony in any room. The decor is modern-minimal. Some bathrooms have frosted glass walls rather than full solid walls, and storage hooks may be limited.

Breakfast is served in a basement room as a continental buffet (pastries, bread, hot drinks, limited variety). It is suitable for a light start but does not offer a wide selection. For more substantial or varied meals, the surrounding area is filled with restaurants and cafés within a few minutes' walk-options include Restaurante Vargas 83, Tapa Tapa Arenal, Chocolateria 1902, and many others. Since there is no restaurant or bar on the property, all lunch and dinner must be sourced outside. Each apartment has a fully equipped kitchenette (stovetop, fridge, microwave, kettle, cookware), making self-catering a practical option for those who prefer to prepare their own meals.

Leisure options are limited to the city attractions themselves. The property focuses on providing a functional base for exploring Madrid, so there are no on-site wellness facilities such as a pool, spa, fitness centre, or sauna. Guests seeking relaxation or exercise will need to rely on nearby public parks, metro-accessible gyms, or local leisure venues. The central location makes it easy to walk to Retiro Park or other outdoor areas within 20 minutes.

Wi-Fi is free throughout the property. Luggage storage lockers are available on the ground floor at no extra cost. An airport shuttle can be arranged for an additional fee. Check-in and room access are entirely digital: guests receive a PIN and use the mobile app to open the building and room doors. Customer support is available 24/7 via WhatsApp or phone, but there is no physical reception desk. Early check-in (from 12:00) and late check-out (until 14:00) are offered for an extra €15 each, subject to availability. The building has a lift, but the entrance has large stairs that can be difficult for those with heavy luggage or mobility issues-there is no ramp or step-free access. Parking is available at a nearby public garage for €32 per day, and reservation is required. CCTV and smoke alarms are installed. Pets are allowed at an additional charge.
