SANTAROSA ROOMS, Florence

The property is on the edge of the ZTL (no restricted zone access needed for parking) and right by the river. The location is a practical base for walking to all major landmarks - Strozzi Palace is a 12-minute walk, and Santa Maria Novella less than 1 km. For longer trips, the tram to Florence Airport stops nearby. A bus stop is also right in front. Street parking is extremely limited, but the on-site secure parking makes car use convenient. The neighbourhood has a local, authentic feel with excellent restaurants and bars within a block.

The accommodation consists of four rooms - double and triple options. Each room features air conditioning, soundproof walls (some rooms face the inner courtyard for extra quietness), a tea and coffee maker, a refrigerator, a safe, and a wardrobe. Rooms with an inner courtyard view are especially calm. The triple room has two beds. Bathrooms are spacious with good water pressure, a bidet, and hairdryer. There is a shared kitchenette area with a coffee machine, microwave, utensils, and free coffee and water. The rooms are described as comfortable, quiet at the back, and larger than typical hotel rooms. Note: the maximum stay is 6 nights.

The property does not offer a restaurant or breakfast service. Instead, each room has a tea/coffee maker and a refrigerator (ideal for keeping drinks). The shared kitchen area features a microwave, utensils, and complimentary coffee capsules. For meals, the immediate area is excellent: there are three pizzerias, an organic restaurant, a sushi spot, and a bistrot all within a 300-metre radius. The host provides a curated list of local favourites. Trattoria Sabatino (0.5 km) and iO - Osteria Personale (0.5 km) are top walking-distance options.

Santarosa Rooms does not have a wellness centre, pool, or fitness room. The main leisure asset is the private courtyard, which adds a calm outdoor spot for relaxing. The historic building with parquet floors and well-designed interiors creates an atmospheric setting. For active leisure, guests can walk along the Arno river (right next to the property) or explore the city's cultural landmarks on foot.

WiFi is free and works well. There is a concierge service and express check-in/out (free). Luggage storage is available free of charge - handy for late flights. Parking is private, on-site, secured by an automatic gate, costs €30 per day (some guests have paid €20, so confirm at booking), and has no height restrictions. The parking spot is just outside the ZTL, so no driving restrictions apply. The hosts provide a PDF of local recommendations and are responsive via WhatsApp. There is a safety deposit box and key card access. Laundry is not available on-site, but an automatic laundromat is nearby.
