The hotel sits on a quiet residential street yet is within easy walking distance of Playa del Carmen's main attractions. Beach access and the famous Quinta Avenida shopping/dining strip are about 10-15 minutes on foot. The ADO International Bus Station is 2 km away (a 20-minute walk) and the Cozumel ferry terminal is 2 km. Large supermarkets (Mega, Walmart, Soriana) and a farmers' market are 2-5 minutes away. Numerous restaurants, cafes and a pharmacy are within a few blocks. For trips further afield, the Colectivo stop and main road are nearby. Cozumel International Airport is 35 km from the hotel.

Accommodation consists of studios and family rooms, each with a private bathroom, air conditioning, a ceiling fan, a flat-screen TV, a safe, and a balcony (in most units). The kitchenette includes a refrigerator, microwave, toaster, and basic utensils; plates, cups and cutlery are provided, but a kettle is not. Bed configurations range from one to three beds depending on the unit, and some studios include a seating area and a dining table. A limited number of rooms on the ground floor lack a balcony and have reduced natural light - these are sometimes assigned in place of a booked Deluxe or Superior studio. Rooms on upper floors have higher ceilings and better views. Noise transfer through walls and connecting doors is reported; road-facing rooms may also pick up sound from a nearby restaurant-nightclub. Air-conditioning in the room works well, though hallway temperatures are notably high. Low shower water pressure and occasional issues with hot water supply are known.

The rooftop offers an outdoor swimming pool (open daily 09:00-21:45) with a shallow end, sun loungers, sun umbrellas, and hammocks suspended over the water. A separate jacuzzi is available. The space also includes a BBQ grill area, cabanas and outdoor furniture. Inside, a games room provides a billiards table and a foosball table. Massage services can be arranged at an additional charge, but availability is limited and booking may require follow-up. The solarium and public bath (free of charge) complete the wellness offering. The pool area is generally well-maintained and not overcrowded.
