THE HANCOCK HOUSE BED & BREAKFAST INN, Dubuque

The Hancock House sits at the top of a steep hill on Grove Terrace, with a 180-degree view of Dubuque and the river below. Downtown Dubuque, including the Grand Opera House (8-minute walk via steep steps), breweries, and coffee shops, is within walking distance for those comfortable with the incline. The National Mississippi River Museum & Aquarium and Diamond Jo Casino are 2 km away, and Dubuque Regional Airport is 15 km by car. A pedestrian route down the bluff steps leads directly into the downtown area, but driving is the most practical option for guests with limited mobility or heavy luggage. The surrounding neighborhood features well-maintained historic homes ideal for a quiet stroll.

On Saturdays and Sundays, a full cooked breakfast is included and served at 9:00 AM in the formal dining room. Guests gather around a single vintage table, creating a social atmosphere complemented by the host's stories about the house and local history. The breakfast is well-portioned and features hot dishes with careful presentation. On weekdays, no breakfast is provided, but the guest pantry offers complimentary coffee, tea, hot chocolate, popcorn, and soft drinks 24/7. Several restaurants, including a Mexican option and brewery fare, are within a short drive or steep walk downhill. Guests should plan weekday mornings by purchasing supplies or dining out.

The property features a hot tub and a large wrap-around porch furnished with porch swings and seating, offering unobstructed panoramic views of the Mississippi River and Dubuque's skyline. Sunrise viewing is a highlight from this spot. Inside, the north parlor includes a telescope for an even closer look at the scenery. Board games are available in the shared lounge, and the garden and terrace offer outdoor seating. For nearby activities, an ice-skating rink is within walking distance, and the Diamond Jo Casino and National Mississippi River Museum are 2 km away. The quiet neighborhood is excellent for a walking tour of historic homes.

WiFi is free throughout the building. Parking is free on the street in a nearby lot, but no on-site or reserved parking is available; luggage must be carried up a steep hill and porch stairs to the entrance. The shared kitchen can be used by guests, and there is a guest pantry with complimentary drinks and snacks. Express check-in/check-out is offered, and the host is typically responsive via text or call. A 24-hour security system with CCTV, smoke alarms, and key access is in place. No elevator is present, so all rooms except the ground-floor Library require stair climbing. The property is adults only and does not accept pets.
