The B&B sits on a pedestrian street just one minute from the Grand Canal and within a short walk to San Tomà vaporetto stop, giving direct water-bus access to the Rialto Bridge, St. Mark's Square, and other landmarks. The Santa Lucia train station is about 15 minutes on foot, and Piazzale Roma (the car and bus terminal) is 12 minutes away on foot. For the cruise port, walk to Piazzale Roma (15 minutes) then take the People Mover suspended train for a 2-minute ride to the check-in area (smaller cruise boats only). The neighbourhood around Campo San Tomà has supermarkets, bakeries, and several restaurants, with less tourist density than the city centre.

Superior rooms offer an en-suite private bathroom inside the room and a window facing the pedestrian street. Standard rooms have a private bathroom located about three metres from the room. The family suite comprises one double bedroom, a bathroom accessible through the living room, and two single sofa beds in the living area, sleeping up to four adults. All rooms include air conditioning, heating, a flat-screen TV, a minibar, an electric kettle, an in-room safe, and ironing facilities. The décor is dated with carpeted floors, and some lower-floor rooms may feel darker. The property is non-smoking throughout and offers cots for babies upon request.

The rooftop terrace serves as a pleasant outdoor area for breakfast or relaxing, but it is not a full leisure facility. The location compensates with easy walking access to all of Venice's main attractions, including St. Mark's Square (15-20 minute walk), the Rialto Bridge, and the Grand Canal.
