The apartment is set on a canal-side street in one of Venice's most authentic neighbourhoods, away from the heaviest tourist crowds but still within easy reach of St. Mark's Square (15-25 minutes on foot). The Ca' d'Oro Vaporetto water bus stop (line 1) is a 10-minute walk, providing direct connections to the Rialto Bridge, Murano, and the airport via Alilaguna. The area is packed with excellent local restaurants, wine bars (including famous VinoVero downstairs), a supermarket, and a bakery. Many guests highlight the location as a major advantage, especially for its balance of convenience and local character.

Each apartment includes a living room, a fully equipped kitchen with a dining table and dishwasher, plus enough room for up to 8 guests across 3-4 bedrooms. The 1st-floor apartment has 22 steps, the 2nd-floor apartment 40 steps. Air conditioning is available (though the remote may need to be requested), and all apartments have free Wi-Fi (strongest in the living area and bathroom). Comfort levels vary: some mattresses are reported as uncomfortable, and one of the twin bedrooms uses fold-up camp beds. The apartments are not soundproofed, and noise from the bar downstairs can be heard in the evening. Mosquitoes can be a problem, so guests may want to close windows early. The kitchen equipment can be dated (pans, cups, utensils); bringing what you need is advised.

The kitchen is equipped with a stove, oven, refrigerator, dishwasher, and basic cookware and utensils. Several popular Venetian restaurants and wine bars are practically on the doorstep, including VinoVero (known for cicchetti), Trattoria Misericordia, and Il Paradiso Perduto. A supermarket is nearby for groceries. There is no breakfast service; guests either self-cater or visit a café for a coffee and pastry.

Wi-Fi is free and available in all areas (best signal in the living room and bathroom). Check-in is by appointment at the address, and keys are handed over on arrival. Luggage can be stored before check-in or after check-out. There is no daily housekeeping - the apartment is cleaned on departure. A dishwasher is provided. No washing machine is available. Payment is accepted by credit card (major cards) and cash. The host can help arrange water taxis and gives local recommendations.
