The property sits on a busy main road in West Kensington, within walking distance of Olympia and a short bus or overground ride to central London. Kensington Olympia overground station is a few minutes away, but on weekdays the District line does not serve this station, so travellers heading to the city centre should use bus routes or walk to Barons Court or Holland Park tube stations (15-20 mins). Heathrow Airport is reachable via the Piccadilly line from Barons Court. Portobello Road Market is 3 km away and the Natural History Museum is 3 km from the hotel.

Room types include double rooms, single rooms and studios (with two beds and a sofa). All rooms have a private bathroom with a shower, hairdryer and free toiletries, plus a tea/coffee maker, electric kettle, fridge and microwave. Studios add a dining area and sofa. The bathroom layout places the sink directly above the toilet, which restricts comfortable use. Rooms are on the smaller side, especially the pocket doubles, and the bed in some double rooms is against three walls, limiting access to one side. The building has no air conditioning and windows can only be tilted open a small amount, so rooms - particularly on lower ground floors - can get very hot even when outside temperatures are moderate. A fan is provided but is often insufficient. Street-facing rooms are affected by traffic noise and sirens; rooms overlooking the rear courtyard or garden tend to be quieter.

Breakfast is not served on site. Instead, guests receive a voucher for a partner café, such as Taste of Joy, where a continental breakfast (pastries, hot drinks) can be collected. The breakfast cost is 16 GBP. The voucher is limited to a £14 value per person; any extra items must be paid separately. For a wider morning meal, many cafés, pizzerias and restaurants are within a 1 km radius, including Pizza Express, Cafe Del Mundo, and The Hand and Flower.

There is no fitness room on site. Instead, the hotel partners with PureGym at Hammersmith Palais, 242 Shepherds Bush Road, approximately 15 minutes on foot. Guests request access through the guest portal to receive a code for entry. It is advisable to bring your own padlock for lockers. The nearby area offers water sports and boating activities, though these are not managed by the property.

Wi-Fi is free throughout the property. Check-in and door access are handled through a mobile app and a web portal - no physical key is issued. The luggage room is available from 7am on check-in day until 11pm on check-out day, allowing early arrivals and late departures to explore unencumbered. A free washing machine is located in the pantry (guests need to provide their own washing detergent). Ironing boards and irons are available in the communal lounge area. Cots can be provided on request, but no extra beds are available in double rooms. The building has smoke alarms, CCTV and fire extinguishers. There is no on-site reception or front desk; all assistance is via WhatsApp. Daily cleaning is not provided - only weekly cleaning for stays longer than 7 days.
