All guestrooms are located at Breakers Montauk. The Two Bed Two Bath Premium Suite includes lofted ceilings, a large private deck, an open Premium Studio with a queen platform bed, a Leesa Mattress with European bed linens, a futon sofa, a full kitchenette connecting to a Queen Bedroom with a second bathroom, and a large private deck with ocean and pool views. The Premium Cabana House features a king bedroom with a Leesa mattress, European bed linens, a queen sleeper sofa in the living area, lofted ceiling, a kitchenette, and a private lawn and ocean view deck. The Cabana House includes lofted ceilings, an open concept studio layout with a King platform bed, Leesa mattress, European bed linens, a futon sofa, a kitchenette, and a private ocean view deck. The King Cottages feature king platform beds with a Leesa mattress, European bed linens, a futon sofa, and a kitchenette. The Two Bedroom Cottage sleeps up to six guests and features two bedrooms with Leesa Mattresses, views, partial ocean views from the private deck, a kitchenette, a queen sofa sleeper, and a private bathroom. The Two Bedroom Apartment sleeps up to six guests, and features two bedrooms with queen Leesa Mattresses, pool and ocean views from the bedrooms and deck, a kitchen with a full size refrigerator, a queen sleeper sofa, and a private bathroom. The Premium One Bedroom, overlooking the West lawn, features a king platform bed with a Leesa mattress, European bed linens, a queen sleeper sofa in the living area, and a kitchenette. The King One Bedrooms features a king platform bed with a Leesa mattress, European bed linens, a queen sleeper sofa in the living area, and a kitchenette. The King Studios feature a King platform bed with a Leesa mattress, European bed linens, a kitchenette and a private deck. The Premium Studios features a King platform bed with a Leesa mattress, European bed linens, a futon sofa, a kitchenette, and a private deck with partial ocean views. The Studios feature a queen platform bed with a Leesa mattress, European bed linens, a kitchenette, and a small shared deck. The ground floor rooms feature queen beds with Leesa mattresses, and a private bathroom, located beneath a second floor unit, off of the driveway entrance to the property.

The property features a restaurant. This season's pop-up restaurant will be opening in late May. No outside food + beverages are allowed in the deck, patio or pool areas. Guests can use the barbecue.

Breakers at the Ocean has an outdoor pool and a small pool for children. Pool hours are generally from 9am to 6pm. The pool on property is not supervised by a lifeguard, therefore guests are urged to abide by pool safety rules and to swim at their own risk. Children under the age of 16 must be accompanied by an adult. Table tennis is available at the motel. Some of the area's activities can be experienced at Montauk Downs State Park Golf Course. Fishing is available 2 km away at Fort Pond.

Guests will receive a text message with their Room Number on the day of arrival, once the room is ready for check-in, to the mobile telephone number on file, along with an electronic lock door code. An additional pet cleaning fee of $150 will be added to your stay for all service animals in the room. Non-compliance will result in a pet fine of $300.
