The property sits at the bottom of the hill near Holyrood Park, making it a 10-minute walk to the city centre and a short, slightly uphill stroll to the Royal Mile. Waverley Station is within a 15-20 minute walk, and the nearest bus stop is right outside. The bus 100 to the airport stops within a 15-20 minute walk, and the nearest tram stops (Princes Street or Elm Row) are also about 15-20 minutes away. Free street parking is available in the surrounding residential streets, usually within a 5-minute walk, but spaces are not reserved and can be busy; paid secure parking is at Q-Park Omni (15-minute walk).

Rooms are compact, typically around 13 m², and come with a small double bed (120cm wide), a wardrobe, desk, heating, and a private shower room. The beds are firm and the pillows thin; the 120cm width is narrow for two people and may not suit all. Windows open only a few centimetres, so rooms can become hot and stuffy, especially in summer. Soundproofing is minimal: corridor door slamming, train noise from nearby tracks, and noise from the street/atrium are common. To improve sleep, request a room away from the main road and railway. Studio apartments offer more space and a kitchenette with a fridge, microwave and hob. Twin rooms have a bunk bed (one double, one single above). All rooms are nonsmoking.

The property offers a 24-hour reception with friendly staff who can provide hairdryers, irons and fans (subject to availability). Free Wi-Fi is available throughout.
