The Royal Botanic Garden Edinburgh is a 15-minute walk away, and Princes Street, Edinburgh Castle, and the National Museum of Scotland are about 20 minutes on foot or a short bus ride using routes 8, 9, 23, 27, or 36. Buses run frequently into the city centre. Waverley train station is a 25-minute walk or 5-10 minute taxi ride. The Edinburgh Tattoo venue at the castle is a 32-minute walk or 10 minutes by taxi. Several pubs, cafes, and restaurants are within a few minutes' walk, including Braw Burgers & Pizzas, The Other Place, and Sugar Daddy's Bakery.

Rooms are small but functional, with a desk, chair, wardrobe, and bedside sockets. The bed is a 3/4-size double (around 120cm wide), which is noticeably narrower than a standard double, so sleeping as two adults may feel tight. The mattress is a spring type and many find it less comfortable. The private ensuite has a shower, toilet, and sink; some bathrooms use motion-sensor lights. Windows open only a small amount for security, which can limit airflow; the rooms can get warm, especially in summer. Fans are available from reception. Noise from corridor doors and neighbouring rooms is common, so earplugs are advisable, especially on lower floors. Each flat has 5-6 bedrooms sharing a kitchen and lounge. Towels and bed linen are provided. No daily housekeeping, but extra towels can be requested at reception.

The shared kitchen includes pans, pots, cutlery, crockery, and basic utensils, suitable for preparing simple meals like pasta or eggs. A fridge with allocated shelf space is provided. There is no breakfast or meal service available on the property, but several cafes (e.g., The Bluebird Cafe, Crumbs) and restaurants are within a short walk. Lidl and Tesco supermarkets are less than five minutes away, making it easy to stock up on supplies. Vending machines for drinks and snacks are available in the building. The nearest dining options include O'Connors, Braw Burgers & Pizzas, and The Other Place, all about 0.5 km away.

Leisure facilities are limited to a games room, board games/puzzles available at reception, and outdoor spaces including a garden, picnic area, and sun terrace. The Royal Botanic Garden Edinburgh is a 15-minute walk away and provides pleasant walking routes. The nearby Water of Leith walkway offers scenic paths towards Stockbridge and Dean Village.

WiFi is free throughout the building and is generally reliable. The 24-hour front desk can assist with requests for hairdryers, irons/ironing boards, and fans. Key card access is used for building and room entry, enhancing security. Luggage storage is not available after check-out, but the reception can recommend town-centre storage facilities.
