The property is tucked away on a silent alley just 50 metres from Piazza San Marco, yet it sits close to the main shopping lanes and a cluster of restaurants including Dal Moro's Fresh Pasta to Go (0.5 km) and Hard Rock Cafe (0.5 km). The nearest gondola pier is a 5-minute walk. The Alilaguna water bus stop San Marco Giardinetti is 3 minutes on foot, and Santa Lucia train station is reachable via Vaporetto lines 1 or 2 (45 minutes, €7.50) or a private water taxi (20 minutes, around €75). The area is safe, walkable, and ideal for exploring all main attractions without relying on paid transport.

The property has six rooms: four Doubles, one Triple (with one double and one single bed), and one Family room (two separate rooms). Every room is individually decorated with elegant tapestries, chandeliers, and classic furniture. All rooms are equipped with a flat-screen TV, safe, heating, and a private bathroom with shower, bidet, and hairdryer. No rooms have balconies. Some rooms are spacious for Venice standards, while larger groups can book the Family Suite or combine two Double rooms. The soundproofing is effective, keeping rooms quiet despite the central location. Pillow selection is available upon request.

Breakfast is a continental buffet with breads, pastries, cured meats, cheeses, hard-boiled eggs, yoghurt, fruit, and hot beverages. Freshly made scrambled eggs and pancakes are also available. Gluten-free options are provided on request. For early departures, a breakfast box can be arranged the night before.
