The S-Bahn station is directly opposite the building, and the tram (line 62) and bus stops are within a two-minute walk, providing fast connections to the city centre in 15-20 minutes. The nearest metro station is a 10-minute walk. Supermarkets (Lidl, Spar), restaurants, and cafés are within a 5- to 10-minute walk. Schönbrunner Gardens and Schönbrunn Palace are just over 3 km away. Vienna International Airport is reachable by S-Bahn in about 30 minutes. Street parking is very limited on weekdays, and the on-site garage has height restrictions, so advance planning is recommended for car access.

The apartments are modern and stylishly furnished, with comfortable beds, large wardrobes, and flat-screen TVs with cable channels. Many include a balcony or terrace, some offering garden or city views. Kitchens are fully equipped with a stovetop, fridge, oven, kettle, tea and coffee maker, and all necessary cookware. Larger apartments add a dishwasher, washing machine, and a sofa bed. Bathrooms are private, though in some two-bedroom units they are not en-suite. Floor cooling and floor heating regulate temperature; there is no air conditioning. Soundproof windows are fitted, but street noise can be noticeable in rooms facing the main road. The apartments are prepared between stays with fresh linens and general cleaning; checking the condition upon arrival is recommended.

The private pool is available in the largest apartments, and the hot tub and sauna are included in specific units, such as the 8-person apartment. These facilities are exclusive to those apartments. All units have a terrace or balcony with garden furniture for outdoor enjoyment. No gym, sports, or entertainment facilities are available on the property.
