The hotel occupies a 12th-century mansion in the heart of the medieval town, 4 km from Siena train station. Access by car is strictly limited to the Porta San Marco entrance; driving directions are provided at check-in to avoid entering restricted areas. The central position places all major sights - including Piazza del Campo, the Duomo, Basilica San Domenico, and the Sanctuary of St Catherine - within a 5-10 minute walk. Numerous restaurants, trattorias, and shops are clustered on the surrounding streets. The location is ideal for exploring the city on foot, but reaching the hotel from the station requires a taxi or a steep uphill walk. Siena's free unattended parking lots are about 250 m away, and the hotel's garage is reachable by a short drive.

Each room is equipped with air conditioning, heating, satellite flat-screen TV, mini-bar, hairdryer, and parquet or tiled floors. Limited rooms have a balcony; those with 51 offer exceptional panoramic views of the Duomo and the surrounding countryside. The building's heritage means some rooms are accessed via stairs (up to 27 steps) and corridors with uneven levels - staff can assist with luggage. Room sizes vary: larger family rooms are available, while others are compact. Bathrooms are private but often small, with some featuring a shower curtain over the toilet and no separate shower cubicle; a few rooms have more modern or spacious bathrooms. Sound insulation varies, and rooms facing the street may be affected by late-night noise from local festivals. The lift serves most floors until 23:00.

Breakfast offers a wide range of sweet and savoury items: pastries, fresh fruit, cereals, cold cuts, cheese, yoghurt, and hot drinks. The waitstaff are attentive and will remember preferences after repeated visits. Although coffee from the buffet is simple, a café latte from the bar provides a stronger alternative. The hotel has no restaurant, but room service is available for breakfast in the room and wine/champagne (at an additional charge). The surrounding streets offer numerous trattorias and osterias within 300 m, such as Osteria Permalico and Ristorante Quattro Cantoni, providing ample evening dining choices.
