Borgo Grondaie sits on the northern edge of Siena, a 25-30 minute walk from Piazza del Campo via the new escalator near the station. The train station is a 10-15 minute walk, giving direct access to Florence and other Tuscan towns. A bus stop is just 200 m from the property, and taxis cost around €10 to the centre. The location feels countryside-peaceful while keeping the city reachable without a car - the Coop supermarket 200 m away and Pam 700 m away make self-catering simple.

Hotel rooms (Double, Superior with kitchenette, Family Suite with sofa bed) are housed in the 18th-century villa. All rooms include air conditioning, Smart TV, USB port, fridge with free water, electric kettle, hairdryer, slippers, and memory-foam pillows. Bathrooms in rooms have showers; bathtubs only in some apartments. Apartments range from 2-person studios to 5-person duplexes or ground-floor units - each unique, with rustic Tuscan furnishings, fully equipped kitchenettes (pots, small oven, toaster, coffee machine, dishwasher in most), and a private terrace or garden in selected units (e.g. Terrazza or Cipresso). The Villa Apartment is the only one with two bathrooms. Rooms may feel compact for those needing living space; light sleepers should consider that some apartments near common areas can have sound transfer. Ground-floor units with no internal stairs are available upon request (not suitable for wheelchair users as steps remain to enter).

Breakfast must be ordered the evening before by 20:00 via a personalised menu - choose from espresso, cappuccino (with whole/soy/lactose-free milk), orange juice, croissants, Tuscan breads, homemade cakes, cold cuts (ham, prosciutto, salami), Val d'Orcia cheeses, scrambled eggs, fresh fruit, yoghurt, porridge, and gluten-free options. Served 07:30-10:00 in the cosy breakfast room with fireplace, on the outdoor terrace in warm weather, or delivered to your room/apartment. There is no restaurant - self-cater in your kitchenette or use the barbecue area. The bar is open daily for coffee, cocktails, and wine, with picnic baskets available for day trips.

The outdoor saltwater pool (May-October, 08:00-20:00, 1.40 m deep) is the centrepiece - fenced, with panoramic views, free pool towels, and loungers. Bicycles are free to borrow; e-bike rentals (€40/day) and guided tours of the Via Francigena, Chianti, or Sienese countryside are available.
