The property sits 100 meters from Duval Street, placing restaurants, bars, and shops within a short walk. The Ernest Hemingway Home and Museum is 500 m away, and Mallory Dock is a 12-minute walk. Free off-site parking is available one to three blocks away. Street-facing rooms can be exposed to noise from nearby bars playing live music until late; rooms in the main house or garden wing are quieter. Hop-on hop-off trolley stop 13 is close by, and most attractions are reachable on foot.

Rooms are individually decorated and vary in size. The petite economy room is 7 m² with an en suite bathroom. Standard double rooms include air conditioning, flat-screen TV with cable, private bathroom with walk-in shower, and garden or patio views. Some rooms feature hardwood floors, pool views, interior and exterior entrances, or kitchenettes. Rooms in the Historic Wing and main house tend to be larger. Street-facing rooms are noisy; rooms with windows that cannot be opened and no blackout curtains can be bright and stuffy. Air conditioning units can be loud. Some rooms have sink-in mattresses, outdated furniture, or musty odors.

Breakfast includes coffee, tea, bread, bagels, muffins, cereal, yogurt, hard-boiled eggs, fresh fruit, and sparkling wine for mimosas. Service starts from 8:30 AM. There is no indoor breakfast room; the buffet is set up in the office area and must be eaten outdoors or on the porch, which can be uncomfortable in inclement weather. Breakfast is self-service and guests are asked to pile their used dishes in the sink. Wine and champagne are available for an additional charge.

The outdoor swimming pool is open year-round and surrounded by a garden with outdoor furniture and a sun terrace. Pool towels are provided. The pool heater is only activated during very cold weather, and the water may become too warm for effective cooling. The poolside bar and happy hour have been discontinued. Bicycle rentals are available on site for an additional charge.

Wi-Fi is free in public areas but may not reach all rooms. Free private parking is available off-site one to three blocks away with in-and-out privileges.
