The guest house sits on a main road about 2 km from Waverley Station - a 20-minute walk or a short bus ride on routes 3, 7, 29, 31, 37, or 49. The Royal Mile can be reached in 25 minutes on foot or 10 minutes by car. Arthur's Seat and Holyrood Park are within walking distance, and the Edinburgh Festival Theatre is less than 2 km away. A range of restaurants, pubs, and bars are within a 5-minute walk. Free on-site parking is available, but spaces are limited; on-street parking is free in the evenings and at weekends.

Room types range from single and double to twin, triple, and family rooms. Some rooms are en-suite; others have a private bathroom just across the hall (budget twin and triple). Certain rooms offer views of Arthur's Seat or the garden. All rooms are above ground floor and accessed via stairs only. Rooms tend to be basic and dated in decor, with limited storage. Road-facing rooms can be affected by traffic noise; rooms at the rear are quieter. No air conditioning - windows may not open in some rooms. Heat can be an issue in summer. Beds are comfortable but some bedding and pillows are worn.

Breakfast is served in the dining room and includes a hot cooked selection (bacon, eggs, sausages, beans) as well as cereals, toast, yogurt, and fruit. Gluten-free bread can be provided on request. The breakfast room is sometimes described as dated and not always clean. To ensure a good choice, arriving early is recommended - hot items can run out. Vegetarian options are limited. Several restaurants are within a short walk, offering Italian, Korean, pub food, and more.

WiFi is free throughout the property. On-site parking is free but limited to 3-4 cars on a first-come, first-served basis; on-street parking is free between 5:30pm and 8:30am and at weekends. Express check-in and check-out are available via an access code system sent in advance. Luggage can be stored on the ground floor before check-in or after check-out, with a code for collection. Daily housekeeping is provided, though some rooms have reported inconsistent cleaning. No on-site laundry, but a nearby laundrette can be used. Family rooms and cots (for children under 3) are available upon request. Pets are not allowed. The property has smoke alarms but no lift.
