A bus stop directly outside provides frequent services to the Royal Mile, Old Town, and Waverley Station in about 10-15 minutes. The walk to the city centre takes 20-30 minutes on foot. Edinburgh Airport is 18 km away and easily reached via the Airlink bus from the same road. Arthur's Seat (2 km), Edinburgh Castle (3 km), and the National Museum of Scotland (2 km) are all within walking distance. The neighbourhood offers several takeaways and restaurants within a 5-10 minute walk, including a fish bar 0.5 km away.

The accommodation includes single, double, triple, quadruple and family rooms. Family rooms can accommodate up to 5 people with 4 beds and a private bathroom. Some double and quadruple rooms also have private bathrooms, while single and some double rooms use shared bathroom facilities. Rooms found at the front of the building face Minto Street, which carries constant bus and lorry traffic, making them less suitable for light sleepers. Rooms at the back are noticeably quieter. Certain rooms are located in the basement - these can feel cramped, have limited natural light, and may have restricted mobile and Wi-Fi signal. A few smaller rooms have very compact shower cubicles that may not suit larger individuals. Bed size and mattress condition vary between rooms; some creak or sag. All rooms include heating, a tea and coffee maker, wardrobe, TV, and free toiletries. Housekeeping is not automatic and requires a request at reception.

The guest house does not offer breakfast, a restaurant, or a bar. Rooms are equipped with tea and coffee making facilities and a kettle for in-room hot drinks. Several takeaways and cafes are within a short walk - The Pacific Fish Bar (0.5 km), Voujon (1 km), and The Grange Takeaway (1 km) provide dining alternatives.
