The property sits on a steep slope above the main coastal strip, offering partial sea views and direct sightlines over Siam Park. The beach is roughly 600 metres downhill, and the Titsa bus station is about a 15-minute walk away. Local bus route 424 connects directly from the El Duque area to the Passage Austria stop, cutting out most of the uphill climb. A large supermarket is about 10 minutes on foot on the far side of Siam Park. Several restaurants, bars and shops are clustered within a 5-minute walk from the entrance. For drivers, on-street parking is available but can be tight, and no dedicated car park is provided. The slope is manageable for most adults but the property is less suitable for those with significant mobility difficulties, pushchairs or heavy luggage on foot.

Each apartment includes a separate living area, one or two bedrooms, and a bathroom with bath and bidet. The kitchenette is equipped with a refrigerator, electric kettle, toaster, two-ring hob and basic utensils; there is no washing machine on site. Towels are changed every three days, and bed linen plus a full clean are provided weekly. The main bedroom has a comfortable double or queen bed, and the living room often contains a sofa bed suitable for a child. All balconies come with a table and chairs but no sun loungers - sun loungers are only available in the shared solarium area. The apartment block is not built on a steep hill but sits at the top of a sloping street, meaning the walk from the bus station or beach involves a steady incline. Ground-floor apartments have ramps and level access, making them suitable for wheelchair users or those with limited mobility; upper-floor apartments can be requested and offer more expansive views and longer afternoon sun.

The property does not have its own restaurant, bar or cafe - all meals must be prepared in the apartment or enjoyed at nearby establishments. The kitchenette is sufficient for simple cooking and includes a two-ring hob, microwave or toaster, kettle and fridge, plus basic cookware, crockery and cutlery. A welcome pack of drinks (including wine, beer and soft drinks) is provided on arrival free of charge. Directly outside the complex, within 5 minutes on foot, there are at least eight restaurants covering Italian, Chinese, Spanish and international cuisines, including Trattoria Italiana da Pasquale e Roberto, Hongkong Restaurante and El Molino Blanco. Supermarkets are about 10 minutes away, so stocking up for self-catering is straightforward. Because the property is adults-only and quiet, the dining experience is inherently self-directed - the kitchen makes it easy to eat on the balcony while enjoying the view.

The outdoor swimming pool is open all year and offers a beautiful view over the coastline and Siam Park. It is not heated, so the water temperature varies with the season. The pool area is cleaned daily and is surrounded by sun loungers and beach chairs - these are free for all guests. There is also a separate solarium with additional sun loungers, making it easy to find a sunny spot throughout the day. The complex has a well-kept garden with outdoor furniture and a sun terrace. No spa, gym, sauna or organised activities are available on site, so the pool and solarium are the primary leisure facilities. The quiet, adults-only atmosphere makes the pool area a genuinely peaceful place to relax. For more active leisure, Siam Park (8-minute walk) and Aqualand (700m) are very close, and scuba diving can be arranged locally.
