The Edinburgh International Conference Centre is less than 1 km on foot; Edinburgh Castle is 1 km away. Murrayfield Stadium is a 15-minute walk, and the National Museum of Scotland, Royal Mile, and Waverley station are within 3 km. The building sits above a Tesco Express and is surrounded by a wide range of restaurants and cafes (Coates Cafe, Lezzetli, Cucina LC, Veloce are within a 5-minute walk). For drivers, no parking is provided at the property.

The four rooms vary in size and layout, and the specific room is allocated on the day of check-in depending on availability. Room 2 is notably smaller than typical and is not an accurate match for the listing photos. All rooms include a wardrobe, electric kettle, heating, and hypoallergenic bedding. The double bed is described as a small double, and the mattress comfort is highly variable - some rooms have mattresses that are very soft or have visible springs. Shared bathrooms (two for four rooms) are equipped with a bath and shower and are stocked with shampoo, conditioner, and shower gel. Towels are changed and bins emptied every few days, and extra towels can be requested. Some rooms have street-facing windows and noise from trams, buses, and pedestrians, which is significant. Road-facing rooms are particularly noisy and have poor insulation. The building is an older tenement with high ceilings, creaky floorboards, and stair-only access. The entrance staircase is communal and dirty, and rooms at the front lack secondary glazing. Bringing slippers or flip-flops for shared bathrooms is practical.

There is no on-site restaurant, bar, or breakfast service. Each room is equipped with a kettle, toaster, fridge, and hairdryer, plus tea and coffee provisions, allowing for simple self-prepared breakfasts. A Tesco Express is directly downstairs, open until 11:00 pm. Within a 5-minute walk, you will find Coates Cafe, Lezzetli, Cucina LC, and Veloce, offering a range of cuisines. Several late-evening eateries are also within a 10-minute walk.
