The property is well-served for travel by car, situated 13 km from the airport, 3 km from Edinburgh Waverley station, and 2 km from the Royal Yacht Britannia, 3 km from Portobello Beach, 4 km from Edinburgh Castle, and close to the Edinburgh Playhouse. A large park across the road includes a children's play area. Shops, restaurants, and a Tesco are within a short walk.

Room options include single doubles, doubles, family rooms with up to 5 beds, quad rooms with up to 4 beds, and studios. All rooms include a private bathroom with a shower, hairdryer, and tea/coffee maker. Family rooms and studios are equipped with a microwave, fridge and kettle; other rooms only have a kettle. Some rooms are spacious, but others, particularly those in the annexe building, are described as very compact and windowless with only a hard-to-reach skylight. These annexe rooms often have single-glazed windows facing a main road, allowing significant road noise and drafts. The property is generally older, and some rooms have basic furnishings, with limited power points and no air-conditioning. Road-facing rooms are notably noisier, especially for light sleepers.
