The property is located on a lively street in Monti, one of Rome's most characterful neighbourhoods, packed with bars, trattorias, and shops. Cavour Metro Station is a two-minute walk away, providing direct access to Termini Station (one stop) and other central landmarks like the Spanish Steps and Trevi Fountain. Termini is also a 12-15-minute walk and connects to the Leonardo Express for the airport. Most major sights - Colosseum, Piazza Venezia, Trevi Fountain - are within a 10-20-minute walk. The entrance is via a buzzer on the street-level intercom of the antique building; no hotel sign is visible from the street. A laundry, mini-markets, and numerous dining options are immediately outside the door.

Rooms are located on the first floor of an antique building and have individually controlled air conditioning, heating, soundproofed walls, a private entrance, and city views. The private bathrooms feature a walk-in shower (some with bidet) and hairdryer. Categories include Single, Double with a small double bed or standard double bed, and Deluxe rooms which are notably larger and fresher. The property also has rooms with a private external bathroom (located in the hallway). Some basic rooms can feel compact, with minimal furnishing and dated finishes. Street-facing rooms can be noisy until late and again from early morning; interior-facing rooms are quieter. The common corridor offers a microwave, coffee machine, ironing facilities, and a kettle. Daily housekeeping is provided, but occasional lapses in deep cleaning have been noted - the bed linen is changed every two days.

Breakfast is not offered on site. A Nespresso machine and kettle with tea and coffee are available in the common corridor, along with a microwave and shared crockery. The immediate area is packed with restaurants, pizzerias, trattorias, and cafés - at least eight named eateries lie within 0.5 km (including Sciue Sciue, Trieste Pizza, La Carbonara at 0.5 km, and many more). The reception team can recommend and point out local favourites. For self-catering, a mini-fridge is provided in each room, and mini-markets and bakeries are steps away.

Leisure is entirely centred on the surrounding city. Walking tours, bike tours, and tours about local culture are available on request at an additional charge (bicycle rental also available for a fee). The front desk can help arrange sightseeing and restaurant bookings, and the Monti district itself provides a lively bar and dining scene for evening leisure.

The property offers free Wi-Fi throughout, daily housekeeping, and a safety deposit box. Luggage storage is free and can be used before check-in and after check-out until about 14:00. Lockers are also available. Services include private check-in/out, a tour desk, and car hire. An ATM/cash machine is located on site. Business needs are limited to fax/photocopying for an extra charge. The reception desk operates from 14:00 to 23:00; after 23:00, no staff is present. Security features include 24-hour security, CCTV in common areas, key access, smoke alarms, and fire extinguishers.
