The property sits in Edinburgh's vibrant Southside, a neighbourhood of Victorian architecture, leafy squares, independent shops, and budget-friendly cafes and restaurants. Edinburgh Waverley train station is a 10-minute walk away, and the airport is a 30-minute drive. Arthur's Seat, Edinburgh's most famous free attraction, is just a couple of minutes' walk. The Royal Mile, Edinburgh Castle (25-30 min walk or short bus ride), and Holyrood Palace are all within easy walking distance. Regular bus routes connect directly to the city centre. For motorists, the closest NCP car park is a 5-10 minute walk from reception.

Each apartment features a kitchen with hob, combi oven/microwave, dishwasher, and cooking utensils. Compact studios have a 3/4 bed placed against one wall, making them more suitable for solo travellers. Superior apartments provide a standard double bed accessible from both sides and extra living space. Some apartments have a mezzanine bedroom layout, but this varies by unit and should be confirmed at booking. All apartments include a flat-screen TV, free Wi-Fi, hairdryer, iron and ironing board, safe, and tea/coffee making facilities. There are no ground-floor apartments, but a lift serves all floors. Rooms without balconies are standard.

Next door to the apartments, Circa offers a cooked full Scottish breakfast with bacon, sausage, eggs, and a continental buffet including pastries, cereals, and fruit.
