Princes Street, the Scottish National Gallery, and the Royal Scottish Academy are all less than 2 km away; Edinburgh Castle and the Royal Mile are about 2 km (15-20 minutes on foot). Numerous pubs, restaurants, and a supermarket are within a 2- to 5-minute walk. Road-facing apartments may experience traffic noise, but rear-facing apartments are quieter. The immediate area is lively, with some describing it as busy and urban, but the location provides excellent walkability to all major sights.

The apartments range from studios to two-bedroom units. One-bedroom apartments feature a large open-plan living area with a separate dining alcove, a double bedroom with wardrobe or walk-in wardrobe, and a single bathroom with walk-in shower. The fully equipped kitchen includes a dishwasher, oven, stovetop, microwave, coffee machine, kettle, and all cookware. A washing machine with dryer, ironing facilities, and a flat-screen TV are also provided. A travel cot and an extra bed (rollaway at £15 per night) are available on request. Some apartments are on the ground floor, while others are on the 1st, 2nd or 3rd floor without a lift. Basement apartments receive limited natural light. Mattress comfort varies; some have found the beds very comfortable, while others report the mattress as firm. Air conditioning is not available, but there are opening windows; some apartments have windows that may not fully open. Wi-Fi is free in public areas and may have intermittent connectivity in some rooms.

Each apartment includes a fully equipped kitchen with a dishwasher, oven, stovetop, microwave, coffee machine, and all pots, pans, cutlery, and plates needed for cooking. A tea and coffee maker and basic tea/coffee are provided at check-in. Several pubs, Thai restaurants, pizzerias, and cafés are located within 0.5 km (a 2- to 5-minute walk), including Bluerapa Thai, Pomo Pizzeria, and The Jolly Botanist. A supermarket is also nearby for groceries. There is no on-site restaurant or breakfast service, but the self-catering setup allows full flexibility.

The building offers a secure luggage storage room that can be used both before check-in and after check-out, allowing guests to explore freely. An invoice is provided upon request. Safety features include CCTV in common areas, smoke alarms, and fire extinguishers. The property is non-smoking throughout. Cleaning service is not daily, but a mid-stay refresh can be arranged; some apartments have been cleaned to a high standard on arrival.
