The apartment is set on a quiet street in the historic Arenal district, directly opposite a flamenco bar (audible noise only from lower-floor rooms). Plaza de Armas bus station is 800 metres away, and the airport is 11 km. All major landmarks - La Giralda, Sevilla Cathedral, Plaza de España, and Maria Luisa Park - are within a 15-30 minute walk. A supermarket is 20 metres from the door, and numerous tapas bars and restaurants are within a few minutes' walk. Seville Airport is best reached by the paid airport shuttle or public bus from Plaza de Armas.

The property consists of nine apartments across ground, first, and second floors. Each unit features a kitchen with stovetop, refrigerator, dishwasher, and cookware, plus a tea and coffee maker. Bathrooms are open-plan except in the Suite type (which has a separate toilet), and a shared toilet is available in the common areas. Bedrooms provide comfortable bedding (often described as very comfortable), bathrobes, slippers, and a flat-screen TV. Higher-floor apartments (especially Suite 7) are noted for being quiet with good natural light, while ground-floor units can be darker and may hear street noise from the flamenco bar at closing time. All rooms are air-conditioned and heated.

The apartments do not operate a restaurant, but breakfast boxes are available for order - a convenient option served at a table near the apartment. The fully equipped kitchenette allows self-catering, with basics such as oil, vinegar, salt, pepper, sugar, and coffee pods provided. Daily fresh fruit, Nespresso coffee, and cakes are available in the entrance hall for all occupants. Numerous tapas bars and restaurants are within a 1-3 minute walk, including Taberna Del Alabardero, La Cata Ciega, and Flores Gourmet, all 0.5 km away. A bakery and a grocery store are also very close by.

The shared rooftop terrace features a shallow-end plunge pool (not heated), sun loungers with cushions, and parasols, offering a relaxing space with direct views of the Giralda and Seville Cathedral. The pool is open all year but is closed during rain for safety. Towels are provided for pool use. The terrace is a popular spot for cooling off after sightseeing and for evening drinks with a view. Kayaking and canoeing are available on the Guadalquivir River nearby, and walking tours can be arranged through the property.
