The two historic mansions overlook Esplanade Avenue, a tree-lined street that provides a quiet residential setting just outside the main tourist bustle. Armstrong Park is within a 10-minute walk, and the French Quarter is reachable in about 15-20 minutes on foot. A city bus stop is right outside for easy access to other parts of town. Frenchmen Street and Bourbon Street are also within walking distance. The University of New Orleans is about 8 km away. Free street parking is available in the surrounding area.

Accommodation options range from standard king and queen rooms to spacious suites with separate living areas. Some suites and superior king rooms include a balcony; notable rooms with balconies include the Louis Armstrong Suite, French Quarter Suite, Mardi Gras Suite, Room 2C, and Room 202. Several rooms offer city views, and all come with memory foam mattresses. Rooms are located across two buildings on opposite sides of Esplanade. Some units have kitchenettes with stovetops and dishwashers. The property is older, so room sizes, natural light, and upkeep can vary. High ceilings and antique furnishings add character, but some rooms may face road noise.

The complimentary breakfast includes coffee, fruit, cereal bars, and yogurt. Free filtered water, coffee, and fruit are available throughout the day. The on-site dining is minimal. The surrounding area has numerous dining options within a short walk; popular restaurants include Lil Dizzy's Cafe, Buffa's, Port of Call, and Willie Mae's Scotch House. The outdoor pool and hot tub are located in a courtyard behind one of the mansions (1244 Esplanade) and are available all year. Sun loungers and umbrellas are provided. The hot tub is a separate feature and is open year-round. The pool is not heated. A spacious front porch overlooks Esplanade Avenue, and a sun terrace and garden with picnic areas are also available. The pool area does not have a wheelchair ramp.
