The property is a 4-minute walk from Rialto Bridge, under 1 km from Basilica San Marco, 600 metres from Frari Basilica, and 1 km from Doge's Palace - all within comfortable walking distance. It is also two minutes from the S Silvestro waterbus stop, making the trip from Venezia Santa Lucia station about 15 minutes via line 1. Venice Marco Polo Airport is 18 km away; no shuttle is provided, but the public waterbus service is reliable and direct to the nearby stop. The street is quiet at night despite the central position, and a supermarket, pharmacy, and several affordable restaurants are within a short walk. GPS is not always accurate in Venice, so following the waterbus-and-foot directions is recommended.

Rooms include a private bathroom with shower, bidet, hairdryer, and free toiletries. Additional in-room amenities: dressing room, tiled floors, ironing facilities, electric kettle, and heating. The rooms are cleaned daily and the beds are described as exceptionally comfortable. Some rooms are on the top floor (mansarda style) with exposed wooden beams and chandeliers, and a few offer access to a rooftop terrace - a calm spot to enjoy the city bells after sightseeing. Road-facing rooms are not an issue here; the location is quiet at night. Air conditioning works well even in summer heat. No rooms have a balcony, and there is no elevator on the property.

The breakfast selection includes homemade croissants, bread, ham, turkey, salami, cheese, butter, jam, Nutella, cereals, yogurts, and fresh fruit. Coffee is prepared individually (cappuccino, espresso, etc.) and can be taken to go. The host often provides a packed breakfast for early departures if requested. The dining room is managed by friendly staff who keep the buffet well-stocked. Breakfast is included in the room rate. There is no restaurant or bar on-site, but the surrounding streets have many good restaurants, wine bars, and cafes within a 1-minute walk, along with a supermarket for self-catering.

Boating is available in the surroundings, and the nearby waterbus stop offers easy access to the lagoon and other islands. No spa, swimming pool, or fitness centre is present.
