The property is surrounded by landscaped gardens, yet steps from restaurants, shops, a large supermarket, and nightlife. Despite being so central, the gardens and pool area create a peaceful retreat. Most attractions and the beach are within a short walk. A taxi stand and tour pick-up point are nearby.

The cheapest rooms (hotel rooms) do not include a kitchen. Bungalows and apartments feature fully equipped kitchens with dinnerware, cookware, and often a washer/dryer. Some units have a hot tub or private pool. Garden-view rooms are quieter and overlook the tropical grounds. Bed sizes vary: some rooms have queen beds, others double or twin. Air conditioning is standard, and daily housekeeping is included. Rooms are spacious and clean, though some may feel dated. Road-facing rooms can be noisy; garden views are recommended for light sleepers.

A large supermarket is 2.5 blocks away, and grocery delivery is available. The property provides a 5-gallon water dispenser that can be refilled on demand. The surrounding area offers numerous restaurants, cafés, and bars within a short walk, including Ah Cacao Chocolate Cafe, Senor Frog's, and many others just 0.3-0.5 km away.

Beach towels, chairs, and umbrellas are provided for guest use. The pool is not heated. Snorkeling, scuba diving, and sport fishing are available nearby. The grounds include a rooftop terrace and a yoga-friendly space. A woman can come to the room for massage sessions (not a full spa). The pool and hot tub are shared and well-maintained.

Wi-Fi is free in public areas and sufficient for video calls and remote work (download speed around 4-10 Mbps). Parking is included in a secure underground garage with space for one car per room. Front desk is open 07:00-23:00; after hours, night guards assist with check-in. Daily housekeeping is provided for Riviera Maya Suites units. An elevator is available for accessibility. Safety deposit boxes and cots are available. A refundable damage deposit of 250 USD is required for two-bedroom apartments. Pets are allowed for a fee of 50 USD per stay.
