ROSE GARDENS HOLIDAY PARK, Albany

The park occupies a 5 hectare beachfront property directly overlooking the ocean at Emu Point. Emu Point Bay Beach is a 6-minute walk, offering calm swimming conditions suitable for families. Middleton Beach is a 6-minute drive west, and a range of Albany attractions - including the Vancouver Arts Centre, Princess Royal Fortress Museum, and Albany Convict Gaol Museum - are all within 15 minutes by car. A café is within walking distance, and a coffee van occasionally visits the park. The location is quiet and scenic, though at night the park lacks lighting on internal roads and pathways, making a torch necessary for moving around after dark.

Accommodation types vary from sea-view chalets and ocean-front villas to older standard cabins and budget units. Newer chalets (e.g., beachfront No. 7) are modern, well-equipped, and clean, with comfortable beds, full kitchens, and BBQ decks. Villas may feature a spa bath, partial ocean views, and a fully equipped kitchen with gas BBQ. Standard cabins and older villas are dated, often showing signs of wear: cosmetic damage, old furniture, and occasional cleanliness issues such as dusty surfaces, stained linens, or mould in bathrooms. Beds in older units tend to be firm, and some bathrooms have cracked glass or leaking taps. All units have air conditioning, heating, a TV (some outdated), and a basic kitchen with stovetop, microwave, and refrigerator. Linen is provided in spa villas; for other unit types, confirm at booking. Sea-view rooms offer unobstructed ocean panoramas, making them suitable for evening stargazing. Rooms facing the road may hear traffic noise, but the park is generally quiet.

The park has no restaurant or bar. Each villa and cabin has a fully equipped kitchen (stovetop, oven, microwave, refrigerator, cookware, utensils), and all units include BBQ facilities. There is also a communal camp kitchen for caravan and tent guests. A convenience store on site sells basic groceries and supplies. A café is within a 5-minute walk at Emu Point, and a food van occasionally visits the park. For evening dining, guests need to drive into Albany (approximately 10 minutes). Breakfast is not served on site.

Leisure facilities focus on outdoor and family activities. The park has a children's playground, a games room with table tennis, and an off-site tennis court available for an additional charge. The Emu Point beachfront is directly accessible from the park and offers calm water for swimming or fishing from the rocks. A grassed area in front of some chalets provides space for outdoor dining. There is no swimming pool, spa, or gym on site. The park is a short walk from a larger public playground and coastal walking paths connecting to Middleton Beach. For stargazing, the sea-view cabins offer unobstructed sky views on clear nights.

Free private parking is available on site with accessible spots; no reservation is needed. Laundry is available at an additional charge (coin-operated; dryers may not fully dry clothes). The convenience store stocks basic supplies. Reception provides an invoice service. Fire extinguishers and smoke alarms are fitted. Security is limited - no gates, fencing, or CCTV, and roads lack lighting at night. Reception staff are described as friendly, but the park has no after-hours service for check-ins beyond 18:00, and no luggage storage is offered. Wi-Fi is not available anywhere on the property. Fax/photocopying is available for a fee.
