The property sits in a quiet residential area one block from the beach and a short walk from lively 38th Street and 5th Avenue, offering excellent dining and shopping without the nightclub noise. Salento, Milos, and It Ganesha restaurants are a 3-minute walk; Las Hijas de la Tostada and Trujillos Cantina de Selva are about 5 minutes away. The location is very walkable: the Church of Guadalupe is 2 km, and the maritime terminal is a 15-20 minute walk. Cancun Airport is about 50 minutes by car, and paid airport shuttles are available through the hotel. For day trips, the property arranges transport to the Mayan water complex. Parking is limited and cannot be guaranteed; an underground garage is available on a first-come basis, and paid street parking is nearby.

Rooms vary significantly in size and configuration. The spacious double room offers air conditioning, a wardrobe, and a private shower; suites add a separate living room, full kitchenette with microwave, tea/coffee maker, toaster, and dining area. Two-bedroom suites have two bathrooms and three beds, while one-bedroom suites have two beds and one bathroom. Some deluxe rooms are small interior units with a high window or no balcony and minimal natural light; these do not match the photos or the 'deluxe' description. Road-facing and interconnecting rooms (via a thin door to an adjacent unit) transmit noise from neighbours and the street. Suites on floors 5 and above offer ocean views from the balcony. A mini fridge is provided in all rooms; a kitchen stove is only in specific room categories. Heating and soundproofing are available, but construction noise from ongoing work in the building may occur from early morning.

Breakfast is not included in the room rate and costs 195 MXN per person. It is served à la carte on the 5th-floor rooftop with ocean views. To access breakfast, guests must collect a ticket from reception each morning before heading upstairs. The menu includes typical Mexican options, juices, and fruits; the quality is generally good, though service can be slow when busy, and availability of menu items depends on ingredient delivery. The rooftop bar offers affordable drinks and light food, but service from the bar staff is sometimes slow. The surrounding area has numerous restaurants (Salento, Milos, Las Hijas de la Tostada) within a 3-5 minute walk for those preferring a wider variety.

The rooftop pools (one heated) provide a main leisure focus with plenty of loungers, day beds, and a bar. The heated pool is particularly popular for evening swims. The pools are open daily from 10:00 to 22:00 year-round. While the pool area is peaceful, it is not specifically child-friendly; children must be accompanied by an adult. The gym is compact but well-equipped with modern machines, accessible from 8:00 when the pool area opens. The spa offers a variety of massages for an additional charge, and the hot tub is free. The sun terrace and garden feature an outdoor fireplace and seating area. Note that the tile work around the pools can be worn, and sun umbrellas on loungers are limited.
