Sterling Gardens sits just off Fremont Street, a few blocks east of the Fremont Street Experience, the Container Park (family-friendly outdoor shopping and dining), and the Neonopolis complex. The Fremont Street Entertainment District is within a 15-minute walk, offering free light shows, zip-lining, and live entertainment. The Las Vegas Strip is a 10-minute drive away, with access via the Las Vegas Monorail (stations from MGM Grand to SLS Las Vegas, open extended hours). The surrounding area is a mix of downtown attractions and a gritty urban environment; using the free on-site parking is recommended for nighttime excursions.

All rooms include a private bathroom (some with shower-tub combo for mobility devices). Bed configurations: one queen bed (standard), two double beds (double room), and one queen bed with a full kitchen (kitchen suite). Select rooms are Luxury Queen Suites with a jetted spa tub (maximum 2 people). Most rooms are open-plan; a few suites offer a living room area. Rooms are non-smoking by default, with smoking rooms available for long-term stays. Road-facing rooms may pick up street noise, and the property is older with a retro charm-rooms are basic but functional, with heating and air conditioning. No rooms have a balcony.

Sterling Gardens does not serve breakfast or operate a restaurant. A vending machine offers drinks and snacks. The surrounding area includes Cake World Bakery (1 km away) and numerous dining options within a short walk or drive along Fremont Street. For a fuller meal, driving to the Las Vegas Strip or downtown's many casual and fine-dining restaurants is straightforward with the free on-site parking.

The outdoor pool is a seasonal, shallow-end pool with a fence around it, providing sun loungers and umbrellas (free to use). A picnic area and barbecue grills are available for outdoor meals. The property also features a terrace. No spa, gym, or other wellness facilities are present. The pool is open specific hours (currently listed for Friday-Sunday, 09:00-17:00) and towels are provided. For leisure, the Fremont Street Experience and Container Park are within walking distance.

Parking is free and private, no reservation required. Daily housekeeping is free and available on request. Laundry facilities are on site (fee applies). Safety features include 24-hour security cameras, CCTV in common areas and outside, key card access, smoke alarms, and fire extinguishers. Iron available upon request. The property accepts American Express, Visa, Discover, and MasterCard. No airport shuttle is available; the Las Vegas Monorail or rideshare are recommended for airport transfers. Check-in must be completed by 9 pm unless after-hours arrival is pre-arranged.
