The location places guests off the main tourist strip, making it easier to navigate during busy times. Heading back from shows or attractions, the back road route can help avoid traffic. Rooms range from studios with a king bed to two-bedroom condos sleeping 6-8 and three-bedroom condos sleeping up to 18. Most units include a washer and dryer, a 55-inch smart TV, free Wi-Fi, air conditioning, and a private balcony or patio (balconies are in one-bedroom and larger units; queen studios do not have them). Full kitchens are stocked with cookware, dinnerware, and utensils. Keurig coffee makers are provided. Bunk beds are placed in a separate sleeping galley in some configurations, and the king bedroom is a separate room. Most rooms except queen studios have a washer and dryer. The condition of furnishings, carpets, and decor may feel dated in some rooms, with variable comfort from the beds and pull-out sofas. Some units may have stronger odours, and those facing the road or near construction can be noisier. Request a room in a newer building or away from construction if comfort and quiet are priorities.

Each unit is outfitted with a full kitchen including a stove, refrigerator, dishwasher, cookware, dinnerware, Keurig coffee maker, and utensils, allowing guests to prepare their own meals. The main attraction is the combined indoor and outdoor water park complex, which offers two high-speed water slides (the Rushing River Racer and Rushing River Run), a 76.2 m lazy river, a super-sized swimming pool, Adventure Springs splash pad, two indoor waterslides, and multiple hot tubs. The indoor water park is open year-round from 9 AM to 11 PM. The outdoor water park opens mid-March and closes mid-October (weather permitting). Both water parks are heated, and towels and life vests are provided. All water park access is included in the nightly rate and is private for registered guests only. The water park may close all slides and the lazy river during weekdays or off-peak days; indoor pools close every two hours for 30-minute cleaning breaks. In addition to water fun, there is a fitness centre, sauna, game room, mini golf, outdoor playground, kids' club, and daily planned activities such as craft sessions, scavenger hunts, butterfly releases, fire pits for s'mores, and seasonal festivals. Ice skating is available in winter. The outdoor putt-putt course has been reported as worn. Chemical levels in the indoor pools have been noted as strong for some; the pools have a concrete bottom that may feel rough.

The front desk is open 24 hours and offers express check-in/out. The property has a vending machine for snacks and drinks, and a grocery delivery service for an additional fee.
