The property sits on a main road with direct access to public transport: the U6 metro (line U6) is about 3-5 minutes on foot, and the tram stop is essentially at the doorstep. This combination makes the city centre reachable in roughly 20-25 minutes and provides an easy route to Vienna International Airport via public rail. Several supermarkets, cafés, bars and restaurants are within 500 metres. The area is generally considered safe, including in the evening. On Saturday mornings a local street market operates close by. For those arriving by car, neighbourhood parking is limited to short-stay (max 2-hour) spaces; a P+R garage at Spittelau (4 stations away) is a practical alternative.

Each unit is fully self-contained - no shared spaces - and includes a private entrance, seating area, and a well-equipped kitchen (stovetop, refrigerator, oven, dishwasher in many units, kitchenware). Bed configurations vary: some apartments offer 2 separate bedrooms, others have a combined living/sleeping area with sofa beds, accommodating 2-7 people. Units may feature a balcony, terrace, or patio with garden views. Soundproofed walls are present, though windows facing the main street allow significant traffic and tram noise, especially on lower floors. Accessing the apartments is via a lift that stops one floor below the top two units, which require ascending one flight of stairs. Some apartments are ground-floor, which can reduce privacy from the street.
