Located 2 km from Puerto de Valencia and 2 km from Turia Gardens, the property is close to L'Oceanografic and Mestalla Stadium. Valencia Airport is 11 km away (paid airport shuttle available). Bus route 4 stops around the corner and connects to the centre and the beach. The area is residential with supermarkets, cafés, bakeries, and a Lidl within a few minutes' walk. Walking to the beach or the City of Arts and Sciences takes about 30 minutes at a leisurely pace. The apartment sits on a busy main road; rooms on the street side can experience significant traffic noise that standard double glazing does not fully block.

The apartment has 1 bedroom with one double bed and a sofa (no sofa bed available) and 1 bathroom with a shower and hairdryer. Towels are provided. The living area includes a seating area, dining table, and a flat-screen TV with streaming services. The kitchen is fully equipped with a refrigerator, dishwasher, oven, kitchenware, electric kettle, and a coffee machine (no pods supplied). A washing machine and a clothes iron are also provided. The apartment has air conditioning, heating, and city views. Windows provide limited sound insulation, and there is a motion sensor light in the bedroom that can disrupt sleep. The bathroom lighting is very dim. The bed has a solid slatted base with a thin topper rather than a proper mattress, which may not suit all sleepers.

The apartment has a fully equipped kitchen with an oven, dishwasher, hob, and refrigerator, making it easy to prepare meals. Coffee shops and bakeries are located across the street and within a couple of minutes' walk, including an excellent bakery/patisserie. Several dining options - including Lahore, Cafe Dels Somnis, Punto Sabroso, Bocateria Bar Colon, Mantuano Gastrobar, and Tandoor Masala - are within 300-500 metres. There is no breakfast included or offered.

The rooftop has a small outdoor swimming pool (approximately 2x3 metres, 50 cm deep) and a sun terrace with loungers and seating. The pool is open all year, but is not heated, so it is most suitable for a quick cool-down rather than swimming. The fitness centre is private for guests and includes benches, dumbbells, TRX equipment, and an elliptical machine. A solarium is also available free of charge. The pool and terrace cleaning consistency has varied.

WiFi is available throughout and works reliably. There is no front desk; communication is by WhatsApp with a responsive team. Check-in uses a digital key via a smartphone app (a physical key can be provided on request). Daily housekeeping is available at an additional charge. An airport shuttle and taxi service can be arranged for a fee. The building has a lift. Security includes CCTV in common areas and smoke alarms. Pets are allowed on request with additional charges. No parking or luggage storage is available on-site; a commercial locker at a nearby bike shop costs about 1 EUR per hour.
