Wellington Resort is set on a waterfront property overlooking Newport Harbor, offering direct views of the marina and the Newport Bridge. It sits on the far side of downtown, about 2 km from the famous mansions. Thames Street, with its shops, restaurants, and bars, is a short walk away. Easton's Beach is 3 km from the resort, and the Cliff Walk trail is accessible on foot. Free private parking is included, making car use convenient, though many attractions are within walking distance. The resort is about a 15-minute walk from Bowen's Wharf.

All units feature private bathrooms and a balcony - many with views of the harbor or the pool area. Suites include a living area, dining table, and a kitchen that varies from a kitchenette (microwave, toaster, coffee maker, hotplate, no stovetop) to a full kitchen with dishwasher, stove, and oven. All have a washer/dryer, air conditioning, heating, flat-screen TV, DVD player, and free Wi-Fi. Furnishings are older and decor can be dated, but the suites are clean and spacious. Some units have carpeted floors, and all have a fireplace. Standard bed setups are one king bed in the master and two twin beds in the second bedroom, with a pull-out sofa in the living area. The second bedroom is typically separate from the main area. Noise can travel between floors, and some units have a boiler in a kitchen closet that may be loud.

Wellington Resort does not operate its own restaurant. However, each suite includes a dining table and a kitchen with appliances suited for preparing meals. A vending machine with snacks and drinks is available on site. More than ten restaurants are located within a 5-minute walk, including Lorusso's Newport, Zelda's, Peaceable Market, Vieste Simply Italian, and Stoneacre Tapas. The resort offers two pools: a heated indoor pool open all year (daily 09:00-20:30) and a seasonal outdoor pool with a shallow end, sun loungers, and umbrellas.
