16 Pilrig Guest House is situated on a residential street in a quiet area, 2 km from Edinburgh Waverley station and an 18-minute walk from the Royal Mile. The Edinburgh Playhouse is less than 1 km away, the National Museum of Scotland 2 km, and Edinburgh Castle 3 km. The tram stop on Leith Walk (under 5 minutes on foot) runs directly to the airport (50 minutes) and city centre, and multiple bus routes stop nearby. Numerous cafés, restaurants, and supermarkets are within a 2-minute walk, and the lively Leith shore district is a short tram or bus ride away. Street parking is free overnight and on Sundays, but paid at other times.

The property offers single, double, twin, triple, and family rooms, all with carpeted floors, heating, TV, hairdryer, and tea/coffee making facilities. Room size differs widely: many ground-floor and first-floor rooms are described as spacious and newly refurbished with comfortable beds and USB sockets; others are compact, with some attic rooms having no window, low or slanted ceilings, and limited floor space for luggage. Bathrooms may be en-suite or private but external (located just outside the room on the same corridor, not shared). Rooms on upper floors are accessible only by steep stairs, with no lift available. Some rooms face the street and can be affected by traffic noise; rear-facing rooms are quieter. Noise from hallways and other guests is frequently audible throughout the building.

Breakfast includes a continental buffet with bread, pastries, cereals, fruit, and hot drinks, as well as a cooked full English breakfast (bacon, tomatoes, scrambled egg). Vegetarian and vegan versions are offered. Children under 5 years can have breakfast for £5 per head. The property does not have a restaurant or bar, but there are numerous cafés, takeaways, and restaurants within a 2-minute walk, including Simply Greek, Word of Mouth Cafe, and White Sushi.
