The guest house is situated on a quiet street near the Union Canal, within a 10-minute walk of Edinburgh Castle and the Edinburgh International Conference Centre (EICC). Princess Street, the Royal Mile (15-20 min walk), and the main train stations - Waverley (2 km) and Haymarket (2 km) - are all easily reachable on foot or by bus (bus stop nearby). The Christmas markets are 2 km away, and Napier University is about 2 km from the property. A range of restaurants and pubs are within a 5-minute walk, including Tuk Tuk Indian Street Food (0.5 km) and The Counter (0.5 km). Edinburgh Airport is 8 km away and can be reached by bus or tram into the city centre. The surrounding area is safe and well-served by public transport.

Room types include single rooms (with a shared bathroom), double rooms, triple rooms (double + single bed), and family rooms (with 3 beds - one double and two singles). All rooms have carpeted floors, a TV with satellite channels, a private entrance, soundproof walls, a wardrobe, a tea and coffee maker, and heating. Private bathrooms include a shower and hairdryer. Some rooms are small - single rooms are especially compact - and have limited storage (no shelves in the bathroom, no dedicated luggage stand in some rooms). Rooms facing the front door or kitchen can be noisier, and floorboards between floors are a significant source of sound for light sleepers. The building is a historic Georgian townhouse, and the decor tends to be simple and dated but functional. Some rooms overlook a garden or clothes-drying area. Towels and bedding may feel old. Room cleaning happens only on request or after daily check-out, so dropping a note at reception is advised if daily servicing is needed.

Breakfast is included in the room rate and offers a continental buffet: a selection of cereals, toast with butter and jam, sliced cheese, fresh fruit (bananas, satsumas), pastries, tea, and instant coffee. Sometimes Mr. Cran's wife prepares homemade desserts. The breakfast is simple - no hot cooked options such as eggs or porridge are provided. The dining room is also where the evening entertainment takes place. A takeaway breakfast can be arranged for early departures, and some dietary requests (like gluten-free) may be accommodated if requested. Staff wear traditional Scottish attire during breakfast service. Several restaurants, including an Indian bistro and a steakhouse, are within a 5-minute walk for lunch or dinner.

Every evening the owner presents a free live performance of traditional Scottish songs, accompanied by videos of Scotland's scenery and heritage. The sessions take place in the breakfast room by the fireplace and last about an hour. They also offer practical information about local attractions and history. A small garden with well-kept flowers provides a peaceful outdoor space. Bus tours to Loch Ness or Loch Lomond can be arranged from the guest house, departing after breakfast. There is no gym, pool, or spa on the property.

Facilities include free Wi-Fi throughout, free private parking on site (no reservation needed, locked at night, CCTV monitored, height restriction for pickups with roof loads, accessible parking, EV charging).
