The hotel sits on the edge of Leith Links park, providing an immediately pleasant outlook. Direct bus routes (including the 34) and the Edinburgh tram line connect the hotel to Princes Street (10 minutes by bus), Edinburgh Waverley Station (25 minutes by bus or 40 minutes on foot), and Edinburgh Airport (45 minutes by tram). The Royal Yacht Britannia and Ocean Terminal shopping centre are just over 2 km away. Multiple cafes, bars and restaurants are within a 5-10 minute walk, along with a Tesco and a Lidl supermarket. Arthur's Seat is a 30-minute walk from the property.

The hotel offers a single room with one single bed, double rooms and family rooms that accommodate up to 4 adults with one double and a set of bunk beds. Rooms are heated (on a timer), carpeted and some have views over the park, Arthur's Seat, Calton Hill or Edinburgh Castle. A hairdryer is provided in every bathroom. Rooms vary in size: some are compact and better suited to one person, while others are larger. Basement and ground-floor rooms are available but are not adapted for disability access. There are no balconies, air conditioning or mini-fridges. Sound insulation between rooms can be limited and road-facing rooms may experience some noise. Bed sizes are standard; mattresses and bed frames vary in age.

No meals are served on site, so all dining must be planned outside the hotel. The immediate area is well supplied with independent coffee shops, pubs serving food, pizzerias and restaurants located on Leith Walk and around The Shore. Nearby options include Chop House Leith, La Riva Pizzeria, Nobles Cafe Bar & Restaurant, The Hideout Cafe, and several other eateries all within 0.3-0.5 km. A Tesco and a Lidl supermarket are within a 5-minute walk, and food delivery can be arranged to the hotel. For a full cooked breakfast, Wetherspoons in the city centre is a regular choice, but many local cafes offer breakfast as well.

Wi-Fi is available free in all areas, though signal strength can be weaker in some rooms. Daily housekeeping is included.
