The hotel sits on Princes Street, one of Edinburgh's main arteries, with Edinburgh Castle and Princes Gardens directly opposite. Edinburgh Castle is 400 metres away, and the Royal Mile is 700 metres away, making it easy to walk to the city's historic core, shopping areas, and major venues like the Edinburgh International Conference Centre (600 metres) and Edinburgh Military Tattoo (700 metres). The West End tram stop is close by, offering a direct link to Edinburgh Airport (10 km away). Numerous bus routes also stop on Princes Street, providing practical connections across the city. Several restaurants, pubs, and cafes are within a few minutes' walk, including Dirty Dick's, Chaophraya Edinburgh, and Fierce Beer, each approximately 0.5 km away.

All rooms feature a UK-standard double mattress, a private shower cabin with toilet, towels, toilet paper, and shower gel, plus under-bed luggage storage. There is no space for an extra bed or a cot. The rooms are small, with the bed taking up most of the floor area; moving around requires stepping onto the bed. Storage is very limited, and there is no shelf or wardrobe, so guests live out of their suitcase. Some rooms (Small Double) have no window; others (Standard Double) face the street and offer a guaranteed Castle view. Rooms at the back are quieter. The bathroom is a compact pod; the shower soaks the floor, and the toilet and shower are in close proximity. A hairdryer can be borrowed from reception. TV access is available for a £5 fee for the remote control. USB sockets are not available, but plug adaptors can be borrowed.

EasyHotel Edinburgh does not offer a restaurant, bar, or breakfast. There is a coffee machine and a water dispenser in the reception area for hot drinks. For meals and snacks, numerous dining options are within a few minutes' walk on Princes Street and surrounding streets, including pubs, fast food, and international cuisine.

The hotel provides free Wi-Fi in all rooms. The 24-hour front desk allows flexible check-in, and luggage storage is available for a £2.50 per item charge (max 12 hours). Safety features include CCTV, smoke alarms, fire extinguishers, and key card access. The cleaning service is available for an additional charge; rooms are not cleaned automatically during a multi-night stay but clean towels can be requested. No lift is available; reception is upstairs, and rooms are on upper floors (several flights of stairs). Access is not suitable for those with mobility difficulties. No bike storage is available.
