The Beresford Arms sits on the edge of the Lower Nob Hill Historic District, a short two-block walk from Union Square shopping and the Powell-Hyde cable car that runs to Fisherman's Wharf and Pier 39. The Theater District with over a dozen venues - including the San Francisco Playhouse, Curran, Geary and Orpheum - is within two to six blocks. The Tenderloin neighbourhood and a homeless shelter are adjacent, which adds street-level activity and can affect the immediate surroundings, especially at night. The Financial District and Chinatown are within a 10-minute walk, and the Powell Street BART station is a 10-minute walk for direct rail to SFO.

Room types range from the 44 m² Parlour Suite with two queen beds and a pull-down Murphy bed (sleeps six, includes a full-size refrigerator, range, oven and microwave) to the smaller Standard Queen with one queen bed and a private bath. Studio Suites offer two queen beds or one king, a sitting area, and a wet bar or requestable kitchenette with range and oven. The Deluxe Queen provides a whirlpool tub. All rooms have single-pane windows, no air conditioning (only a fan), and limited sound insulation; street-facing rooms can be noisy until late. The property is older, and finishes vary - some rooms show wear, including peeling wallpaper, old carpets and corroded bathroom fittings. Rooms at the front of the building are the most exposed to street noise. The lift is historic but can stop working; staff assist with luggage if needed.

Breakfast includes pastries, yoghurt, juice and coffee served from 7:30-10:00 AM in the lobby. Seating is limited, and on busy mornings guests may need to eat on side chairs or writing desks. The breakfast is a basic self-service setup with processed items; no cooked options are available. From 4:30-6:00 PM the hotel hosts a wine-and-cheese social hour in the same area. There is no on-site restaurant or bar for other meals; however, dozens of casual and fine-dining eateries - including Honey Honey Cafe & Crepery, Pearl's Deluxe Burgers and Sanraku Sushi - are within a 3-minute walk on Sutter Street and around Union Square.

The hotel does not have a spa, pool, sauna or gym on site. A 10-day pass to the Active Sports Club, located one block away, includes access to a three-lane lap pool, weights, yoga classes and massage services. A day pass is $25. The hotel's primary leisure value is its walkable location near Union Square shopping, the cable car and the Theater District.

Wi-Fi is free in rooms and common areas. A 24-hour business centre with computers, printers and a work area is available near the lobby. Luggage storage is offered before check-in or after check-out for up to 12 hours with a tag system; safe-deposit boxes are available on request for valuables. Laundry is not on-site but a launderette is two blocks away. The front desk operates 24 hours and can assist with tours, car rentals (Avis and Budget are half a block away), and scooter or bike rentals. Valet parking costs $37-45 per night plus tax and includes unlimited in-and-out privilege, but wait times can be 20-45 minutes. Outside visitors must leave by 22:00.
