The hotel is located on the A8, the main road linking Edinburgh Airport to the city centre. The Airlink 100 bus runs 24/7 from the stop directly outside, reaching the airport in about 10 minutes and the city centre in 20-30 minutes. Buses 12, 26, and 31 also serve the city centre. Walking to the centre is not practical; a bus or taxi is recommended (taxi to city centre approx. £15-20). Within a short drive are Edinburgh Zoo, Murrayfield Rugby Stadium, The Gyle shopping centre, and Edinburgh Business Park. Several restaurants, cafes, and a Lidl supermarket are within a 0.3-0.5 km walk. Free street parking is available on nearby roads, but no on-site parking is provided.

Each room includes a private bathroom with a walk-in shower (some also have a bath), free toiletries, tea and coffee making facilities, and a flat-screen TV with over 50 channels. Room types range from singles to family rooms with three beds. Most rooms overlook the garden or the Pentland Hills. The building retains original cornices and parquet floors. Some rooms are located on the top floor with low ceilings, while others are spacious. There is no air conditioning; heating is central, and portable fans are available on request. Noise can be an issue in road-facing rooms due to single glazing. Beds vary in comfort - some are firm, others softer. Daily housekeeping is included, but tea/coffee refills may need to be requested. There is no phone in the room.

Breakfast is served as a buffet with continental items or a cooked Full English/Irish breakfast. Options include vegetarian, vegan, and gluten-free diets. The cooked breakfast can be ordered the night before and is prepared fresh. Breakfast hours are 7:00-9:00 on weekdays and 7:00-9:30 on weekends.
